The U.S. 15 Real Estate Markets Most Vulnerable to Extreme Flood Risk

Climate change can bring a lot of risks to an area, and those can affect the housing market and cause homes to lose value. Climate change can cause extreme heat in a region, a higher flood risk, fire risk, and high wind risk.

To choose the markets that had the highest HouseFresh looked at the areas that are the most likely to have extreme flooding over the next 30 years. It looked at the percentage of property listings in each area that have a high risk of flooding.

St. Petersburg, Florida

This city is on the edge of the sea makes it especially vulnerable to climate change and the flooding it can cause. Among the property listings in this city, 42.7% of them could be vulnerable to extreme flooding.

Honolulu, Hawaii

As another city right on the water, it also has the vulnerability of being on a small island. The listings in Honolulu get great ocean views, but they also have a 34.4% of flooding in the next 30 years.

Charleston, South Carolina

Charleston is a picturesque city with a long history and plenty of great culture and art. However, it’s also very vulnerable to floods in the next few years. Among the listings there, about 26% of them are in danger of extreme flooding over the next few decades.

Biloxi, Mississippi

Biloxi is known as a fun place to be with its many seaside restaurants and casinos. However, it may not be fun for long if extreme flooding sets in. About 23.7% of the listings there are in danger of being flooded.

Tampa, Florida

Many seaside cities in Florida carry a risk of flooding because of climate change. In this picturesque city, about 21.3% of the properties listed are in danger of extreme flooding.

Miami, Florida

This area of Florida is highly vulnerable to the rise of oceans and the flooding of the land. In this lively city, 21.3% of the property listings are in areas that have a high risk of eventually being flooded.

Mount Pleasant, South Carolina

MOUNT PLEASANT, SC/USA -Shem Creek Boardwalk is a tourist attraction that offers views, a picturesque waterfront pathway, and several dining opportunities outside Charleston.

In this charming city, about 20.9% of the property listings are at risk of extreme flooding. It’s a pretty place, however, and people are still buying property there to enjoy the water.

Corpus Christi, Texas

Corpus Christi doesn’t have the high risk of some coastal cities, but it still has a significant risk that could eventually transform the city. Its listings have a risk of 14.9% that they will become flooded.

Annapolis, Maryland

This city isn’t in the South where most of the other entrants are located. However, it does have 8% of its listings at risk of serious flooding in the next few decades.

Savannah, Georgia

Already full of swamps, this city could get a whole lot swampier in the future. About 7.8% of all the available properties in this beautiful city are vulnerable to becoming underwater in the future.

Grand Rapids, Michigan

Many people don’t think much about Michigan as a site for flooding, but it’s on Lake Michigan, and it can certainly be flooded. Among the listings here, about 7.2% of them have an extreme flooding risk.

Chattanooga, Tennessee

Chattanooga isn’t seaside, but it’s right on the Tennessee River. If ocean levels were to rise, you could expect to see many rivers go up as well. About 7.2% of its listings are in danger of this.

Lake Charles is directly on a large lake as well as on the Calcasieu River and isn’t far from the Gulf. Among its property listings, about 7% are at high risk of serious flooding.

Those mansions in Beverly Hills may be in trouble in a few years. Some of them could be immersed in water over the next 30 years. Among these high-end listings, 6.7% of them could be at risk for flooding.

Norfolk, Virginia

This highly historic area is believed to be prone to extreme flooding in the future. Among the listings there, about 6.7% are at risk for flooding due to climate change.
